About Loan Against Property (LAP)

Loan Against Property — also known as LAP or a mortgage loan — lets you borrow against the market value of property you already own, without selling it. Banks fund up to 60%–70% of the property's market value (Loan-to-Value), repayable over tenors as long as 15 years. Because the loan is secured by hard collateral, interest rates are significantly lower than unsecured personal or business loans — typically 9%–13% per annum. The property continues to belong to you and remains usable (you can live in it, rent it out, or run your business from it); only the title document sits with the bank until the loan is repaid. How much loan can I get against my property?

Banks typically fund 60%–70% of the market value of your property as assessed by their valuer. For example, a ₹2 Crore residential property could fetch a loan of ₹1.2 Crore to ₹1.4 Crore. Commercial properties usually get 50%–60% LTV due to higher market volatility. The exact amount depends on your income, repayment capacity (FOIR), CIBIL, and the property's legal/technical clearance.

What is the difference between Home Loan and Loan Against Property?

A Home Loan is used to BUY a property — the property is the very reason for the loan. LAP is taken AGAINST a property you already own — the property is collateral, but the funds can be used for any purpose (business, education, debt consolidation, etc.). LAP rates are usually 1–2% higher than Home Loan rates because the funds have wider permitted end-use.

Can I take a LAP against a property that already has a home loan on it?

Yes — this is called Balance Transfer with Top-Up. You move your existing home loan to a new bank that offers LAP terms. The new bank pays off the old loan and sanctions you additional funds on top, up to the eligible LTV. It's a single transaction that often reduces EMI and gives you extra liquidity.

Will I lose my property if I default?

Only after due process. The bank must issue a 60-day notice under SARFAESI Act, give you opportunity to repay or restructure, and only then auction the property. In practice, banks prefer restructuring (extending tenor, reducing EMI) over auction. Maintain communication with your bank if you face genuine hardship — most defaults are resolved before SARFAESI action.

Is rental income from the mortgaged property still mine?

Yes, entirely. The property continues to belong to you and any rental income is your income. Many borrowers use the rental cashflow to service the LAP EMI, making it a self-funding loan structure. The bank only takes the title deed as security — not the rental rights or possession.

How long does LAP processing take?

Typically 15–25 working days end-to-end. Breakdown: 3–5 days for document and credit appraisal, 5–7 days for legal scrutiny of property documents, 3–5 days for property valuation, 3–5 days for sanction and disbursement formalities. Properties with clean title, EC and approved plans move faster.
